Pifer Property Management & Investments brings together property ownership, management, and in-house operational experience. Based in Winchester, we serve property owners and investors throughout the Shenandoah Valley and surrounding Northern Virginia markets.
Our work spans residential, multifamily, and commercial property. We approach management with an understanding of the responsibilities that come with ownership—from caring for the building to communicating with the people who live and work there.

Brandon Pifer
Co-owner and Broker
Brandon W. Pifer is a licensed Virginia real estate broker and co-owner of Pifer Management, LLC, Pifer Realty, LLC, and Pifer Management and Construction Services, Inc. He earned his degree in Business Administration from James Madison University, where he began purchasing, renovating, and selling residential properties in Harrisonburg and Winchester.
That early investment experience continues to inform Brandon’s approach to real estate, combining an understanding of property ownership with practical knowledge of renovation and operations. Brandon serves as a member of the City of Winchester Planning Commission. His community involvement has also included the Youth Development Center serving Winchester, Frederick, Clarke, and Warren.
Brandon lives in Winchester with his wife, son, and daughter. He enjoys cheering on his children at soccer games, hiking, spending time on the water, and traveling with his family.
Richie Pifer, Jr.
Co-owner
Richard W. “Richie” Pifer, Jr. is co-owner of Pifer Management, LLC, Pifer Realty, LLC, and Pifer Management and Construction Services, Inc. A graduate of the University of Mary Washington with degrees in Economics and Business Administration, he brings experience in real estate investment, construction, and project management to the Pifer companies. He holds a Virginia Class A contractor’s license and a contractor’s license in West Virginia.
Before entering construction and real estate investment, Richie worked with PricewaterhouseCoopers and IBM Business Consulting Services, serving as deputy project manager on a major U.S. Army project. His community involvement includes service with Preservation of Historic Winchester, the Rotary Club of Winchester’s Latest, and the Shenandoah Arts Council, where he served as president.
Richie lives in Winchester with his wife and two sons. Outside of work, he enjoys cooking for family and friends and spending time near or on the water.
Shannon Morgan
Property Manager
Shannon B. Morgan is a licensed Virginia real estate agent and a Winchester native who has worked in property management since 1992. She joined the Pifer team in 2013 as an assistant in residential property management and brings extensive experience managing single-family homes and multifamily properties throughout the Top of Virginia.
Shannon’s approach emphasizes clear communication, responsive service, and lasting relationships with owners and residents. Her knowledge of rental operations and landlord-tenant requirements helps her navigate daily property needs, coordinate leasing, and support tenant retention.
Outside of work, Shannon enjoys Patsy Cline’s music and exploring the outdoors, especially riding trails in her side-by-side with her husband.
Heather Crawley
Office Administrator
Heather L. Crawley joined Pifer Companies in 2022 and helps keep daily operations organized across the businesses. Her background includes office administration, customer relations, and accounting team leadership for suppliers in the building industry.
Heather coordinates communications and provides administrative and accounting support with an emphasis on accuracy, organization, and follow-through. She brings a practical approach to problem-solving and enjoys helping colleagues keep their work moving smoothly.
Outside of the office, Heather enjoys spending time outdoors and cheering on the Notre Dame Fighting Irish with her husband.
Ashley Crabill
Director of Sales & Marketing – Property Management
Ashley Crabill brings a longstanding connection to the Shenandoah Valley and a background in real estate to her role at Pifer. Having grown up around a family real estate business, she entered property management in 2004 and discovered a particular interest in helping owners and residents navigate the rental experience.
Her approach centers on clear communication and making property management easier to understand for owners, tenants, agents, and investors. After spending five years as a certified corrections officer, Ashley returned to property management to continue the work she enjoys: connecting people with homes and helping owners feel informed about the care of their investments.
Ashley lives in Shenandoah County with her daughters and values the opportunity to serve the region’s rental community.
